It’s a fair question, and the answer depends largely on how well your project is planned and managed.

A clear and realistic construction timeline keeps everything moving smoothly, reduces stress, and helps ensure your home is finished to the highest standard.

Below is a typical construction timeline.

1. Groundworks and Foundations

This is where everything begins. The groundworks phase includes site setup, excavation, drainage installation, and laying foundations.

While it may not be the most visible part of the project, it is the most critical. A strong foundation ensures the entire structure above is safe, level, and built to last.

Our team carefully coordinates access, deliveries, and inspections during this phase to keep things running efficiently and safely.

Estimated duration: 2 to 4 weeks, depending on the size and complexity of the project.

2. Structural Work and Framing

Once the foundations are complete, the structure begins to rise. This is when the overall form of your renovation or extension becomes visible.

This stage includes:

  • Masonry, timber, or steel framing
  • Construction of walls and floors
  • Forming openings for windows and doors

Because BAYT’s design and build teams work together from the outset, structural work aligns precisely with the approved design, avoiding delays or miscommunication.

Estimated duration: 4 to 8 weeks.

3. Roofing and External Finishes

At this stage, the roof is installed and the building becomes weather-tight, allowing internal work to proceed without exposure to the elements.

This phase includes:

  • Roofing installation
  • Fitting windows and external doors
  • External wall finishes such as render, brick, or cladding

This is when the project really starts to take shape visually. BAYT schedules trades and material deliveries carefully to maintain momentum and avoid downtime.

Estimated duration: 3 to 6 weeks.

4. First Fix: Inside the Walls

Once the building is sealed, work moves inside. The first fix stage focuses on everything that sits behind walls, ceilings, and floors.

This includes:

  • Electrical wiring and plumbing installation
  • Heating systems and underfloor heating where applicable
  • Insulation and internal wall structures

Because these systems are designed alongside the architecture, they integrate seamlessly, eliminating rework and unexpected clashes later on.

Estimated duration: 3 to 5 weeks.

5. Plastering and Second Fix

With the first fix complete, walls are plastered and the building begins to feel like a home.

The second fix includes:

  • Installing sockets, switches, and lighting fixtures
  • Fitting internal doors, skirting boards, and joinery
  • Kitchen and bathroom installation

This stage brings the interior together. Our team closely monitors finishing quality and alignment with the design before moving on to decoration.

Estimated duration: 4 to 6 weeks.

6. Finishes and Decoration

This is often the most rewarding phase, where the design vision is fully realised.

This includes:

  • Painting and decorating
  • Flooring and tiling
  • Installing fixtures, fittings, and final details

7. Snagging and Handover

The final phase is all about precision and quality control.

Snagging involves identifying and addressing minor imperfections before handover.

We walk through the property with you, agree a snag list, and ensure all items are resolved to our standards.

Your home is then handed over clean, complete, and ready to enjoy.

Estimated duration: 1 to 2 weeks.
