Vacant Property Refurbishment Grant

Transform an empty house into a modern, comfortable home with help from the Vacant Property Refurbishment Grant. Designed to bring unused properties back into use, this grant provides substantial funding for Dublin homeowners or buyers who want to renovate a vacant or derelict building. At BAYT, we specialise in breathing new life into older properties. Our design-build team manages every step, from planning and compliance to construction and finish, ensuring your project qualifies for maximum grant support. The Vacant Property Refurbishment Grant is part of the Government’s Croí Cónaithe (Towns) Fund. It supports people who wish to turn a vacant property into their principal private residence. The grant is available for properties that have been vacant for at least two years, and it covers renovation costs needed to make the home habitable again. If the property is derelict, you can receive an additional top-up, helping to offset structural or safety-related repair costs. Who It’s For: You may qualify if you: Own or are buying a property that has been vacant for two years or more. Intend to use it as your principal private residence. Plan to bring it up to a safe, habitable standard in line with Building Regulations. The property can be in an urban or rural area, including anywhere within Dublin City and County. How It Works 1- Assess eligibility – The property must be vacant for 2+ years (derelict for top-up). 2- Apply through your local authority – Dublin City Council, Fingal, South Dublin, or Dún Laoghaire-Rathdown. 3- Provide supporting documents – Proof of ownership or sale agreement, photos, and estimates. 4- Grant approval – Once approved, you can begin works. 5- Claim payment – Payment is made after inspection confirming completion to standard. Grant Amounts Up to €50,000 for a vacant property. Additional €20,000 top-up (total €70,000) if the property is derelict. Eligible costs include structural repairs, insulation, heating systems, plumbing, electrical works, windows, and internal finishes. How BAYT Helps BAYT takes the complexity out of grant-funded renovations. Our design and build team will: Inspect and assess your vacant property’s potential. Prepare architectural and cost plans suitable for grant submission. Coordinate directly with local authorities to meet compliance requirements. Deliver the entire build, from design to handover, with efficiency and precision. We help you turn an unused property into a beautiful, energy-efficient home that adds real value — while maximising your available grant funding.
